Gut and rebuild, or just the shower. The waterproofing behind it carries five years, because it is the one layer nobody can inspect once the tile is on.
Most of the bathrooms we are called into have the same story. A shower that was tiled straight onto the wrong board, a floor that was never leveled, and grout lines that drift a quarter inch across the room. None of it shows on day one. All of it shows in year two.
So we rebuild from the substrate. Demolition, then framing corrections if the walls are out, then the waterproofing membrane, then the tile. The vanity, the glass and the trim go in last, with the same crew that started, and Claudney is on site rather than managing it from a truck across town.
A homeowner remodel usually runs 20 to 30 days end to end. If you are a general contractor and the rest of the job is already handled, a bathroom is normally 3 to 4 days.

Tile goes in, then vanity, glass and trim. We walk the room with you and fix anything on the list before we call it done.

Can you just redo the shower and leave the rest?
Yes, and it is a common job for us. We open only the wet wall, rebuild the pan and the membrane, and tie the new tile into what stays. Just know that a shower rebuilt inside an old bathroom sometimes makes the untouched half look tired by comparison.
What is the five year leak warranty actually on?
It covers wet areas where we installed the waterproofing ourselves, from the substrate up. If we are asked to tile over somebody else's membrane we will tell you before we start, and that part cannot carry the same warranty, because we cannot warranty a layer we did not build.
Do you move the toilet or the shower drain?
Relocating a drain or a supply line means opening the floor and bringing in the licensed plumber, which we schedule as part of the job. It changes the timeline more than it changes the tile, so we flag it at the estimate rather than mid demolition.
How much dust ends up in the rest of the house?
Less than you are picturing, but not zero. We seal the doorway, run the debris out on a set path and clean at the end of every day. Demolition day is the loud one.
Can I live in the house while you work?
Yes, as long as there is another bathroom. If it is your only one we will say so at the estimate and sequence the work to get it usable as early as possible.
